BAL REPORTS FOR BUILDING PERMITS

You will need a Bushfire Attack Level (BAL) Rating for your building permit application. This BAL determines the bushfire construction required for your building if your land is in a Bushfire prone area (BPA). This service includes:

  • Desktop review of the bushfire requirements applicable to the site

  • Inspection of the site

  • Documentation of the BAL rating using the FPAA process

BUSHFIRE MANAGEMENT STATEMENTS (BMS FOR PLANNING PERMIT APPLICATIONS)

You will need a Bushfire Management Statement (BMS) if your land has a Bushfire Management Overlay and your proposed development is not exempt. This service includes:

  • Desktop review of the bushfire requirements applicable to the site

  • Inspection of the site

  • A bushfire hazard landscape assessment

  • A bushfire hazard site assessment

  • A bushfire management statement

  • The report will be presented for Council submission using the relevant CFA template

$2000 + GST for a "standard application" - conditions apply. "Non-standard" applications may attract additional costs.

BUSHFIRE SPECIFICATIONS

If your development is required to be constructed to BAL 40 or BAL FZ ( Flamezone) there may be systems of constructiion required that are tested to AS 1530.8.1 or AS 1530.8.2.

This means that your Draftsperson's or Architect's design needs to conform with the prototype tested for compliance. This can be quite complex.

Our Bushfire Specification will enable your Draftsperson's or Architect's design to be readily assessed for compliance for your building permit application.We will inspect all smoke alarms to ensure they are operating correctly, test their alarms for proper functioning, and replace any defective parts or components.

The CFA defines BPA as "Bushfire prone areas are designated under Regulation 155 (Building Regulations 2018) as areas that are subject to or likely to be subject to bushfires."

One way to find out is to download a Planning Property Report for the address of your property. The last page of the report tells you if the site is in a BPA.

The CFA defines a Bushfire Management Overlay as "Bushfire Management Overlay (BMO) as defined in the Victoria Planning Provisions (Clause 44.06)." One of the key purposes in 44.06 is "To ensure development is only permitted where the risk to life and property from bushfire can be reduced to an acceptable level."

A BMO is an ovelay over the land on your property applied through the planning scheme. You can download a Planning Property Report for the address of your property. If there is a BMO over your land it will be on the Planning Propery Report.
